Summary of CAM Duties

A Community Association Manager (“CAM”) is a licensed professional regulated by the Florida Department of Business & Professional Regulation. CAMs provide “community association management” services to mandatory residential homeowners’ associations, condominiums, and cooperatives.

The primary role of a CAM is to execute the governing documents of the community association, ensuring the smooth functioning of the community and promoting the greater good for residents. CAMs are actively involved in the day-to-day operations of the association, including budgeting, maintaining common areas, and assisting in the enforcement of rules and regulations.

In essence, a CAM has two core responsibilities:

  1. Implementing Board Policies: Carrying out the policies and directives established by the association’s Board of Directors.
  2. Managing Daily Operations: Overseeing and managing the association’s daily functions in accordance with the board’s governance and the association’s governing documents.
